Advice for Sellers .... Study Your Competition!

I want to share this post written by a Conneticut colleague because she hits the nail on the head with her advice for Sellers to compare their property to their competition. Once you put your home on the market, you must drop your emotional ties and see your property as a commodity - easier said than done. Read and enjoy - call me if you have any questions! Lori

An important piece of advice that I give to all of the home sellers that I work with is … Study Your Competition!   Learn as much as you can about the other homes that are for sale in your area that are similar to yours in price, condition, location, amenities, etc. I assure you this will be a very eye-opening experience!

Studying what your competition has to offer will provide you with a great deal of information. It will help you prioritize what you need to do to get your own house ready to sell. It will help you determine your realistic asking price.

View properties online at websites like Realtor.com. Drive by these homes. Visit open houses. Ask you agent to arrange private showings if necessary. Look carefully at your competition with what we call “buyers’ eyes”. Be brutally honest when you ask yourself:

1)    What did you find positive, negative, attractive or unattractive about each property?

2)    How does MY house compare to others I've seen?

Be aware of the emotions you are feeling as you make these comparisons. Move beyond these comparisons and start thinking about your house OBJECTIVELY. Give careful consideration to the following question:

3)    If I didn’t live in my house and love it (and the memories it contains) as much as I do, how would it really compare to each of the other houses on the market?

You’ll find evaluating other houses much easier than evaluating your own. Emotional attachment typically prevents us from seeing our homes the way buyers would.

As you are checking out the competition and writing answers to these questions, be sure to take time to acknowledge the various feelings that are probably creeping in such as happiness, fear and sadness just to name a few. This is quite common.

To make the process of preparing your house for market a lot easier, start to become more aware of these negative emotions that you may be feeling. When they begin to creep in, acknowledge them, then … LET THEM GO.   This will likely be the MOST difficult part of the entire process, especially if you have particularly strong emotional attachments to your home, neighborhood, community, etc.

Don’t allow the love you feel for your house to cloud your judgment when pricing it.
The market dictates what your house is worth and does not care how much money you owe or how much you need for a down payment on your next house. The market determines your home’s value - not you, not your agent. It is only worth what a buyer is willing to pay for it – and what a bank is willing to appraise it for.

Market Report Snapshot June 1-September 1, 2010: Lewiston Gardens, midtown Tulsa

There are currently eleven listings in Lewiston Gardens, ranging from $122,000 to $290,000 list price. No listed properties are pending at this moment.

Five homes sold during this period ranging from $145,000 to $189,900 sales price.

One property really brought down the average price per square foot, but it was significantly over-sized for the neighborhood and not priced competitively from the onset of the listing period. One condo that sold in the subdivision was omitted for the purpose of this market report.

Without that home factored in, the average price per square foot sold during that time period was $125 and average sales price of $168,500.

Lewiston Garden boundaries are Lewis to the west, 15th Street to the north; 21st Street to the south; and the Broken Arrow Expressway to the east.

The ever-changing way in which we communicate -- QR-Codes, mobile barcodes

I might have questioned your sanity ten years ago if you told me I would be carrying a phone and computer in my pocket some day -- that I would communicate with friends and clients through text-messaging, tweets and FaceBook status updates. But, here I am with my iPhone in my pocket -- tweeting, texting, instant messaging and e-mailing from where ever I happen to be.

And, it continues to evolve, which is the challenge and blessing of technology.

My newest communication discovery is mobile barcodes or QR-codes (the QR acronym is for Quick Response). QR-codes are two dimensional barcodes designed to have its content decoded at a high speed.

Depending on what kind of smart phone you have, you can download a reader for free.

If you've downloaded a QR Reader, go ahead and activate it and point your phone at the barcode embedded in this post.

Voila! Instantly, a YouTube video of a home for sale at 14213 South Urbana Avenue in Bixby, Oklahoma, pops up on your phone screen.

What percentage of homebuyers own smart phones? Read a bit about Smartphone statistics and market share. For example, Nielsen reports smartphone sales accounting for 25% of the US mobile phone market in the second quarter of 2010, and expect smartphones to become the majority by the end of 2011.

Utica Square, midtown Tulsa's finest shopping centre

In midtown Tulsa, we refer to Utica Square as "The Square," as it's been our beloved shopping center since the early 1950s.

It's an outdoor shopping centre and resembles a village of yesteryear with many landscaped gardens, fountains and multiple chiming clocks. It's an enjoyable experience to just visit "The Square" on a nice afternoon and walk past the shops, visiting with friends you will surely meet there.

The Square fits in nicely with our midtown Tulsa community because of its charm, history and aging trees - it feels like part of our neighborhood. Many shops and restaurants are locally-owned - there is a great mix of our hometown favorites and national chains.

You can do everything at Utica Square in one trip. You can purchase groceries, wine, fill your prescriptions, buy greeting cards and purchase a birthday gift. Of course, you can dine in many fine restaurants, shop for clothing and register for your bridal or baby shower.

Utica Square has become much more than a place to shop. During the summer, hundreds of midtown neighbors head to The Square every Thursday evening for "Summer's 5th Night," where we enjoy a free outdoor concert, bring our picnics and catch up on neighborhood news.

An annual event not to be missed is "Lights On!" when over 700,000 Christmas lights throughout the shopping centre are turned on Thanksgiving evening. Santa is there to kick off the holiday season and we sing holiday carols.

I'm not sure how many years we've enjoyed "Art in the Square," but it's a free event where local artists showcase their work along the walkways at the Square. I actually stumbled into this event many years ago while having breakfast at the Wild Fork with a girlfriend. Art in the Square is scheduled this year for Saturday, October 2, 2010, from 10am to 5pm.

Eleven properties have closed since June 1, 2010, with low price of $70,000 and high of $229,500 and average sales price of $169,727 with average days on market of 42.

Florence Park boundaries are Harvard to the east, 15th Street to the north; 21st Street to the south; and the Broken Arrow Expressway to the west.

Negotiating Repairs in an Oklahoma Real Estate Sales Contract

When we negotiate elements of an Oklahoma Real Estate Sales Contract, we negotiate the sales price, closing date, a residential service agreement, repairs and a variety of other terms.

What is complicated about negotiating the repair cap is that we agree on a limit that the Seller is obligated to spend on repairs BEFORE inspections are conducted. Experienced agents will examine major elements such as heat and air systems, hot water heater, and look for signs of structural damage or wood rot.

If I see that the hot water heater in the garage has not been raised the required 18-inches, I'll ask for that to be corrected in the "Additional Provisions," portion of the contract so that expense is not included in the repair cap. If I know that the roof is twenty years old and two layers, I'll include, "Seller to replace roof with shingle of Buyer's choosing at a cost not to exceed $xxx."

But as far as repair expenses, we take our best guess. You don't want to ask for too much, because what is not spent is not refunded to the Buyer. If you ask for $1,000 in repairs and only $600 is required, the Seller keeps the unspent $400.

Negotiating Repairs in an Oklahoma Real Estate Sales Contract

On the reverse, if you ask the Seller to be responsible for $1,000 in repairs and $2,000 is needed, we re-negotiate. Often the Seller and Buyer will split the excess amount. Sometimes the Buyer will choose only the items extremely important and make less important repairs after they close and take possession of the home.

Regardless, this renegotiation is a pivotal point in the transaction and where many will fall flat if not negotiated with care and consideration.

Buyers don't want to start new in a home with defects. Sellers have not been bothered at all by their home's low water pressure, and they certainly had no clue that one corner of their home needed piering.

Home inspectors are paid by the Buyer and do their best to call out what is considered dangerous, what should simply be observed over time and recommendations. It may not be a defect that a home has no guttering, but the potential for wood rot or termites will increase if guttering is not added in the near future - so that would be a recommendation by the home inspector.

Because these defects, observations and recommendations are not black and white, we all renegotiate. By now, the house has been off the market for ten days or so and everyone is scheduling movers and making plans to move forward. Make sure you have a good negotiator and licensed Realtor in your corner!

The following is a true story that happened here in Charleston, SC --- if this can happen in Charleston, SC, it can happen anywhere:

There was a FSBO (for sale by Owner) sign on an ocean front lot on the Isle of Palms. Potential purchasers (we will call them, the Browns) called on the lot and discovered that they were only asking $500,000 when all other ocean front lots were going for pretty close to $1,000,000. The Browns got really excited- asked the "sellers" why it was being sold so low and the Browns were told that they had financial difficulty, so needed to dump the lot. The Browns wrote a cash offer to close quickly --- they did not want to miss the great opportunity.

The Browns selected an attorney to handle the closing for them. During the title search, a small red flag appeared and the title searcher sensed something wrong. The attorney had the police at the closing when the "sellers" walked in. The "sellers" were not the real owners of the lot. The actual owners of the lot lived out of town and knew nothing about this sale. By the way, the "sellers" had fake identification.

Now, had this attorney not sensed something wrong and had closed the deal, the buyers would have been out of $500,000. Also the buyers, if they had not purchased owner's title insurance, they would have been at a total loss. However, if they had purchased owner's title insurance, their investment would have been protected by the owner's title insurance.

As I have said, every purchaser needs owner's title insurance. If the purchasers are financing the property, the lender is going to require Lender's title insurance. I tell buyers all the time, "Hello!!! why do you think the lenders require title insurance?"

If the owner's title insurance is purchased at the same time as the lender's title insurance, there is a reduced fee for the purchaser (called a simultaneous issue)

For goodness sakes, all you Realtors® out there, be sure that your purchasers obtain owner's title insurance.

I got a call from a nice young man yesterday afternoon. He was here from out of town for the weekend and had found a house on the Internet and wanted to see it right away.

The problem was, my business partner and I were already scheduled out for the day and we were physically unable to set aside enough time to properly help him.

We did manage to squeeze in enough time to show him the house he wanted to see which did not meet his expectations, and then he asked if we had “others” that we could show him.

We did have others that we could show him, but we did not have the time to either set up the appointments or to show the properties. We told him that we would be glad to allocate some time the following day, but he insisted that he would be returning home in the morning.

I explained that real estate sales was a service business, and that we worked by appointment. And in reality, our time was better spent with pre-qualified, ready, willing, and able buyers that had been scheduled in advance.

I suppose that many people assume that we sit by the telephone and wait for it to ring. Nothing could be further from the truth.

We are constantly adjusting our schedules to both meet with clients and to deal with all of the necessary paperwork and follow-up. It’s a struggle just keeping up with everything that needs to be done.

And in order to best serve our clients, we need to set aside enough time to take care of THEIR needs! Otherwise, we will both be disappointed with the outcome.

Why every midtown Tulsa home buyer should schedule a final walk-through prior to closing

When representing a midtown Tulsa home buyer, I always schedule a final walk-though of their property purchase prior to closing. IF you asked for the refrigerator to remain with the property, the best time to find out if it is or isn't there is BEFORE you hand over a check at closing.

If you fell in love with that beautiful stained-glass light fixture in the entry way, you want to make sure it hasn't been replaced with something less expensive. Make sure everything you expected to be there, is there.

In the Oklahoma Contract for the Sale of Real Estate, there is a list of 32 items that automatically remain with the property unless specifically excluded in the contract. The list includes interior and exterior window treatments; fireplace inserts, doors and screens; ceiling fans, light fixtures, etc. Free standing items such as the refrigerator, washer and dryer do NOT automatically remain with the property, but can be specified for inclusion when negotiating the contract.

If the home seller knows that you intend to do a final walk-through prior to closing, there is less likely to be any shenanigans. However sometimes, it's truly a misunderstanding - the home seller may have had a personal attachment to a particular light fixture or mirror and neglected to communicate that to the Listing Realtor. Regardless, the best time to settle any dispute is before you hand the home seller a check.

I have also written contracts stipulating that something will be REMOVED from the property. If my midtown Tulsa home buyers do not WANT the trampoline in your back yard, we're going to specify in the contract that the home sellers remove it. We want to make sure that's been done.

I always let the Listing Realtor know early on that my midtown Tulsa home buyers and I would like to schedule a final walk-through prior to closing.

It seems the house is always a little cleaner and fresher than when I skip that final, crucial step.
