The rest is really a no-brainer.
- Homes are very affordable NOW.
- FHA interest rates are between 4.75 and 5% today.
- Stimulus package was extended for first-time home buyers.
- Stimulus package was expanded for those upgrading their home.

Lori good information it's so true you have to help buyers realize they should only buy if they meet certain criteria and not because there is a free $8000 dangled in front of them.
Heather - I can not in good faith recommend that a Buyer purchase at this time unless they are CERTAIN that their job is secure. If that is secure and you can find a home which will cost you less than your current rental payment, go for it. Rates are low and the stars are alligned. But if there is any question about security, stay in your rental and let someone else pay for the hot water heater that may break!
