Selling your home during the winter months - My Sellers are almost ready to put their home on the market (finishing up a few improvement projects), but they’re concerned about selling their home during the winter months. 
Now IS a good time to put your home on the market, and here are the reasons why:
- People still need (yes, need) to buy during the winter months. I have literally written a sales contract on Christmas day before.
- I sold more homes in January and February this year than I did in April and May.
- Many Sellers decide to hold off until spring to put their home on the market, so the inventory of homes available in the winter months is lower, hence home Sellers have less competition.
Particularly if your home is priced in a range attractive to first-time home-buyers, get your house on the market now.
There are Buyers out there that needed just a little more time to clean up their credit or save money for the down-payment, and they are shopping NOW.
Take advantage of the extension for the 1st-time buyer stimulus dollars!

Nice pic. I have the same conclusion. Winter is a good time to have your home on the market. I especially love seeing the beautiful decorations.
With the changes made to the tax credits, I expect that we'll see more buyers out this winter.

Tammie - you are absolutely correct. I had two 1st-time buyers that just needed a little more time to get something straightened out with their credit, and now that the tax credit deadline is extended, they're ready to shop again!
In Arizona the winter is the best -- as we have a lot of visiting "snow-birds" coming here for the winter and to get away from the snow and cold.
Bob and Carolin - great idea - definitely keep the bird feeders full!
This year my spring and fall were slow and summer was good. Who knows what will happen this winter?!!
Lori ~ Good point in your post about there being less competition during the winter holiday season. It's so nice to see a Realtor here on A/R who actively supports home staging (we know the smart ones do!)
Lori: Very true, buyers are out even in the winter and holiday months. Here in California "New Home Sales", are highest toward the Holidays.

Now is the best time for sellers and buyers to be meeting up. They will be the select few avoiding the craziness of spring and summer when everyone thinks they should be out there and the competition is so great. Good for you, Lori. You will be doing business while others will be shopping.
I agree, the winter season can be a great time to put your home on the real estate market. A few strategically placed holiday decorations can attract some more potential home buyers. Nice post.
