I have been working with Buyers who are looking at homes that are primarily occupied. If we are trying to see eight homes in one evening, it takes a bit of time to map the properties and schedule appointments. These Buyers may spend twenty minutes in a home that has possibilities and may stay two minutes if they don’t like what they see.
So, if I tell you I will be there at 7 pm, plus or minus fifteen minutes, Mr. Seller, it’s not my intent to inconvenience you. You are welcome to stay at home until we arrive, then scoot out for a cup of coffee. But, please, please, don’t ask me if I can come at 6:00 instead of 7:00 or come on another day.
If you’re planning to charcoal with friends in the back yard, we can walk around you! Perhaps SEEING you entertain will help my Buyers see themselves entertaining in your home!
I actually saw a property listed that required 48 hours notice to show! What was the Realtor thinking letting his/her Seller get away with that?
Sellers, please be flexible and accommodating. We’re not checking for dust. Just put all the toilet seats down, throw your dirty dishes in the oven or the dryer and let us come look at your home! Maybe we'll just BUY it!!

Isn't it funny how the market keeps swinging from one side to the other? even as we rationally know hwere the market should be going? Even as sellers want buyers to come to see their homes, they won't let us in!
Sounds like you have had a few difficult sellers this week?
I try to get my Sellers to agree to "one hour notice preferred," but ask them to be flexible if they get shorter notice. I explain why the Buyer's Realtor may not be on schedule and tell them it's fine to wait at home until they arrive, but always make the Realtor access the keybox to enter, so that I'll have a record of who was there. If the Listing Realtor takes time to explain all of this to the Sellers at the time of listing, they're prepared for the unexpected. I'd rather my listing be shown with dirty dishes in the sink than my Sellers turning away possible Buyers!
I have been TRYING to show a home for the last week but the Sellers have been very uncooperative and have "shot-down" every showing request. That's it for me and my client. This one has been scratched from the list of homes to see.
Tom, I really think you should report this to the Listing Associate. If it were my Seller, I'd want to know!
I don't get it either and I see it all the time, especially when I'm covering the office phones, making appointments. I have even gotten that "it's not a good time" even after I stressed to them it was a second showing. Helloooo! "Not a good time" should not exist when your house is on the market! I tell my sellers never, ever, ever turn down a showing! You could be turning down the sale of your home!

It's really beginning to get under my skin. Sellers should not expect to show their home after 8:30 pm, but they should expect to show it at a reasonable time with little notice during the time that it's for sale.
Our job of selling is difficult enough in these times -- we need cooperation from our Sellers!
