River Parks Trails in midtown TulsaIf you asked five Tulsa Realtors about our midtown Tulsa boundaries, you might get five different answers. This Tulsa Realtor LIVES in midtown, and I have very strong feelings about the boundaries of midtown Tulsa.

Midtown Tulsa boundaries are the Arkansas River to the west, which follows along side of Riverside Drive. The northern boundary is 11th Street, for the most part - there are a few pockets that I consider "midtown Tulsa" that are north of 11th Street, such as Tracy Park and the Pearl District. Southern boundary is 51st Street or Skelly Bypass. The eastern boundary is Yale, with the exception of the Lortondale neighborhood comprised of historical, contemporary homes built in the 1950s which is slightly east of Yale.

The "heart of midtown Tulsa" is considered to include Utica Square Shopping Centre, Woodward Park, Swan Lake, Philbrook Art Museum, Cherry Street (15th Street), and Brookside.

Midtown Tulsa is appreciated for our historical homes, multiple parks, mature trees, sidewalks and many locally-owned businesses.

Midtown Tulsa borders the southern portion of downtown Tulsa where you will find beautifully restored art deco buildings, renovated and newer hotels, the Performing Art Center, the new BOK entertainment venue, the new ONEOK Field which is home to the Tulsa Driller's baseball team, the rejuvenated BlueDome Arts District and many popular locally-owned restaurants and entertainment spots.

Outside of midtown Tulsa boundaries, but worth noting, are the Brady Heights historical district and neighboring Owen Park residential area.

There is much to do and see in midtown Tulsa. In addition to its proximity to the Tulsa River Parks, we also boast our first restaurant "on the river," the Blue Rose Cafe. And along the northern end of Riverside Drive is the historical landmark, Tulsa's Spotlight Theatre where the longest running play in America, The Drunkard & The Olio can be seen each Saturday night.

Midtown Tulsa is easy to navigate either by street or expressways. Truly, it's the little corner of Tulsa where you'll want to live, work and play!

Midtown Tulsa Luxury Homes Market Report October 29, 2011 - inventory is moving!

For the purpose of this market report, midtown Tulsa boundaries are defined as the Arkansas River to the west; Harvard Avenue to the east; 11th Street to the north and 51st Street to the south.

Midtown Tulsa luxury home 640 West 14th StreetIncluded in this market report are midtown Tulsa luxury homes listed for $500,000 and above.

There are 85 midtown Tulsa luxury homes currently on the market - ranging in price from $500,000 to $2,650,000.

The most expensive home is 9,015 square feet and is the historic Skelly Mansion - completely updated and refurbished. Built in 1915, it's located in the Sunset Park subdivision and is listed on the national register of historic properties.

The second most expensive midtown Tulsa luxury home is listed for sale at $2,550,000. Unlike most midtown homes, this is in a gated subdivision with a mandatory home owner's association fee. A Jack Arnold design, this was built in 1995 and is 8,091 square feet. It includes a wine seller, media room and pool.

Amenities found in midtown Tulsa luxury homes include beautiful grounds, detached living quarters, porte cocheres, balconies, pools and of course, updated kitchens and baths.

In 2011, 68 midtown Tulsa luxury homes have closed, ranging in price from $410,000 to $1,700,000.

Of the 68 closed properties, 23 properties were built after 2000. Teardowns and rebuilds are not always welcome by the traditional midtown home-owners unless they are done in appropriate size and architectural style to fit the neighborhood. Obviously there is a market for them.

With the combination of pending and closed properties, it appears that our active properties represent a one-year inventory.

The home featured in this market report is a 3200 square foot home built in 1920 that backs up to the historic McBirney Mansion. It has been meticulously renovated and updated, yet retains its original vintage charm. There is also a 700 square foot finished basement in the main house and 630-square foot garage apartment above the detached 3-car garage. Yorktown is a desirable historic district within the boundaries of midtown Tulsa real estate, and this market report shows that a home purchase in Yorktown is a great investment.

Currently there are only four homes on the market in the Yorktown historical district and one property pending. Twelve properties have closed since the first of the year with the average days on market being very minimal. Two properties were on the market in excess of 200 days, but the majority sold within the first month or two of the listing period.

Average sales price in Yorktown midtown Tulsa real estate in 2011 was $201,933 with homes selling well above $100/square foot and as high as $148 and $214/square foot.

In addition to Yorktown's varied architectural styles, its location is its key attraction. It's walking distance to St. John's Medical Center, Utica Square shopping centre, Cascia Hall Preparatory School, Woodward Park, Swan Lake, groceries, restaurants, the Broken Arrow Expressway and the University of Tulsa.

From the Tulsa Preservation Commission: The Yorktown Neighborhood includes 19 blocks of single family residences. Composed of eight separate additions, the district does not exhibit a single pattern of residential development. The blocks are not the same size, varying in both width and length. Significant construction of residences in the Yorktown district began in 1921 with the Bungalow/Craftsman style making up 69 percent of all houses in the district. Tudor Revival is the second most prevalent style, gaining popularity in the district in the late 1920s. Combined, the Bungalow/Craftsman and Tudor Revival styles constitute ninety percent of the Yorktown residences.

With these home stats, I think it would be safe to assume that a home purchase in the Yorktown Historical District would be a sound investment. There are few midtown Tulsa neighborhoods with less than a three-month inventory of homes for sale.

Fourteen properties listed for sale in Swan Lake range from $124,900 to $549,900 with the average price of $265,575 and average price per square foot of $121.

Swan Lake Market Report 2011The three pending properties range from $232,000 to $329,500 list price, but we won't know what they sold for until they close.

Of the eleven properties closed in the first three quarters of 2011 in Swan Lake, sales prices range from $91,500 to $312,500, with an average price of $172,989. Probably some of the lower priced homes were in disrepair and all but two sold were less than 2000 square feet in size.

Swan Lake's inventory of homes appears to be a 9-month supply, so home sellers who need to sell quickly must prepare their homes to be move-in ready and price their homes competitively.

Compared to the same time period in 2010, twelve properties had sold with similar statistics. So it would be safe to say that the inventory is still being absorbed at a steady rate and values are holding.

Swan Lake mapSwan Lake boundaries are 15th Street to the north, 21st Street to the south, Peoria Avenue to the west and Utica to the east. Walking distance to fine dining and shopping, Swan Lake is one of the more revered historical neighborhoods in midtown Tulsa.

Search for homes in the historic Swan Lake neighborhood- there are great homes from which to choose!

There are currently 21 properties for sale in Terwilleger Heights, with the lowest listed at $257,500 and the highest at $1,195,000; lowest price per square foot is $126 and highest is $314.

Two of the three pending properties are listed above a million dollars - one almost 1.5 million - we won't know what they sold for until they are closed.

Of the 18 properties that have sold since the first of the year, prices range from $185,600 to $712,500, with the average being $469,044. Average sales price per square foot of those sold is $145. Of course, this data will drastically change once the 3 pending properties have closed.

Florence Park Market Snapshot September 27, 2011: Midtown Tulsa Real Estate - Activity & Value Remain Steady

Since the first of the year, 27 properties have closed in Florence Park, ranging in price from $81,000 to $290,000, with the average price of $187,885. Two homes sold for $140 and $147 per square foot and several sold above $120 per square foot. Including homes in disrepair, the average price per square foot of homes sold in Florence Park is $111.

There are 27 properties for sale in Florence Park at this moment, so that's a little less than a year's inventory. Since 27 properties have closed this year and five more are under contract, that means 32 will have closed by October - not bad activity.

Of the 27 properties listed, they range in price from $115,000 to $324,500, with the average sales price of $205,781.

Compared to the same time period in 2010, we appear to be holding steady. By September 27, 2010, 28 properties had closed and six properties were pending. The average sales price in 2010 was $178,714, so it appears that home values are on the rise, although price per square foot has remained the same.
