Your Realtor should have supplied you with an electronic keybox which records every Realtor who accesses your home. If you have a “hidden” or “floating” keybox that requires the showing Realtor to call for the keybox location, you’re just making your home for sale more difficult to show.

NEVER require your Listing Realtor to be present for showings – take your valuables to a friend’s home or rent a safety deposit box while your home is on the market. This key-box allows your Realtor to track who shows your home, making it easier to follow up and solicit feedback.

If I am showing in a part of town or a suburb that I’m not familiar with, I am dependent upon driving directions provided in MLS. Yes, I can pull out my GPS to find your house if I have to, but don’t make me work harder than I have to in order to show your home for sale.

Of course, I know you’ve already asked your Realtor for links to your internet presence and verified that prospective Buyers and Realtors can preview multiple photos and a virtual tour of your property.

The tried-and-true home selling formula remains the same, regardless:

  • Get your home in top-notch, move-in condition and stage to “WOW” a Buyer
  • Price your home competitively
  • Choose a Realtor who will market your home aggressively, including extensive internet exposure and marketing to fellow Realtors
