After talking to three different Tulsa home Sellers, I find myself apologizing because their Tulsa home for sale is not worth what they paid for it and they will not recover the improvement made since their purchase. Ouch! 
Yes, your neighbor who sold in duress brought down the value of your home! Realtors USE to say that your home is worth what someone is willing to pay. NOW, we say "your home is worth what someone is willing to pay AND the amount for which it will appraise."
If someone is willing to pay MORE for your home than the comparable sales will support, they had better be cash buyers. No lending institution is going to allow a home Buyer to borrow more than the amount for which your home will appraise.
Don't be upset with me - I would like very much to list your home. But overpriced homes and unrealistic expectations lead to a frustrating and disappointing home selling experience.

It is what it is, Tulsa home sellers. Let's look through the comparable sales together and see if you agree with me. Our Tulsa real estate market is steady and values are holding for the most part. If you can't net what you want out of your home sale right now and can afford to wait, let's do that.
If you want to down-size or upgrade in a Tulsa home purchase, consider what you will save with the current low interest rates and see if that doesn't offset what you may lose on your Tulsa home sale.
Don't shoot the messenger. And be wary of Realtors who tell you what you want to hear and won't tell you that your Tulsa home for sale is not worth what you paid for it!
