I didn't even know that Active Rain had a radio show, but I'm not going to miss Friday's show with Coach Katerina as guest speaker. Hope you will join in!

Cafe Samana - Brookside's awesome healthy dining choice and Conscious Cafe

Yesterday I met girlfriends on Brookside for lunch at Cafe Samana, located at 3807 South Peoria Avenue where the Blue Moon Bakery use to be. My girlfriend Kalyn is vegan vegetarian, so finding a spot we can both enjoy is sometimes a challenge. Not at Cafe Samana - we enjoyed EVERYTHING we had. Cafe Samana on Brookside

Boasting home cooking from organic and locally-grown ingredients, Cafe Samana also offers gluten-free menu items. Entrees are under $10, but there's no cap on taste!

Kalyn, Lindsay and I shared hummus and vegetables before lunch. Kalyn had the vegan bratwurst with Samana slaw (yum and made with bean sprouts); Lindsay had the roasted veggie sandwich; I had the chicken salad wrap with potato patties. We all shared a moist brownie for dessert.

I was intrigued by their mission statement printed on their menu,

"We are dedicated to being a conscious cafe. What does that mean? Well, I'm happy you asked. We recycle & compost, which reduces our waste. We use post-consumer recycled to-go containers, which are also compostable. Nearly all of our plates, bowls, glasses, vases, napkins, tablecloths, chairs and tables were bought second-hand to reduce our consumption of resources. We buy locally-farmed produce & meats when possible. We NEVER have high fructose corn syrup, NSG, Styrofoam, growth hormones or antibiotics in our restaurant. Also, we do not have a microwave. All of our cheeses & meats are rBGH & antibiotic free."

Then, on their menu, they list their ingredients that are always organic - and it's a long list.

Cafe Samana on BrooksideCafe Samana is open for lunch Monday through Saturday 11am to 3pm, and for date night Friday, they remain open until 9pm.

I am going back next to try their asparagus that is wrapped in marinated chard with a lemon cashew sauce and stuffed mushrooms - baby bellas filled with spinach & tomato cream, parmesan and pecans. And after reading several online reviews, I'm going to try their soup of the day and another dessert.

Dining on Brookside will never disappoint you, and this locally-owned cafe has a lot going on that I want to support!

Selling? Do your homework

Ana has put together a good list of things for Tulsa home sellers to consider before putting their home on the market. Preparing your Tulsa home for sale will be a waste of time if you won't price your home correctly. Please read over her list and call me if you have any questions!

Selling requires doing your homework first and that homework is early preparation.  There are times when this is not possible due to life circumstances but nine times out of ten, you know the move is coming and selling is not a must do tomorrow thing.  Planning won't be as overwhelming if things are done in phases.  A few simple things can speed the process and make life a whole lot easier.

Make time to screen and interview multiple Realtors.  This is important as soon as a decision to sell is made.  You will be working as a team and communication is key.  Find an agent you feel comfortable with and who has an effective marketing strategy.  Do an online search to view their listings. He or she should demonstrate they market average priced listings just as vigorously as high end properties and use the internet to the fullest.  Make sure photos are posted and that property features are listed in MLS descriptions.  Avoid using an agent that is a friend or relative it will save possible problems down the road.

Be prepared and realistic about pricing.  Emotions and sentimental value are killers if figured into a listing price.  You must be aware and objectively consider current market conditions and how you stack up against the competition.  This may be hard to do but it will save you thousands of dollars and an overly long listing period.  All the preparation in the world will not sell an overpriced listing.

Begin to prepare for showings. The best way to start is to think back about what features you saw and liked when you were looking at your home during the buying process. Tour and assess your property visually.  Start at your front door as if you were viewing your home for the first time.  Take notes of what you notice both positive and negative.  Be as objective as you can.  If this is difficult, hire a professional Stager.  He or she can point out or make needed changes and improvements that will increase the value of your home.  This can take some of the stress off you.

Make a checklistof any unfinished projects you may see such as missing baseboard, squeaky doors, stained flooring; anything you may notice that has been bugging you for a while.  Every homeowner has that "honey do" list.  Go over it again, a Stager can help.  Your chosen agent will do this also to determine a listing price that stacks your property up against comparable properties in your neighborhood.  Compare notes and address the issues.

If you haven't missed it or are not using it pack it up.   Concentrate on your kitchen, closets and garage first and be realistic...are you really using all that stuff?  These are key areas where storage space should be highlighted to the max when selling.  Do you really need all those extra sheet and towel sets, pots, pans and small gadgets to live comfortably for a short time?  .

Consider having a professional home inspection, especially if your property is over 10 years old.  It could prevent potential headaches and roadblocks to a quick and smooth sale.  The low cost of this precaution could save you in the long run.

Doing your homework is vital but not difficult.  There are many resources available to homeowners from professional help to do it yourself guidance.  Take advantage of them and you will be rewarded well.

I have hardwood flooring underneath my carpet. Should I refinish the hardwood or recarpet?

Debbie Gartner, New York flooring guru, answers the question many home Sellers ask me. Absolutely pull up your worn carpet and refinish your hardwood flooring - your home will smell better and look more updated immediately!!

If you have hardwood floors underneath your carpet, is it better to refinish the hardwood or to recarpet? Which is less expensive?  I get this question often from my customers and it is such a lucky find when you have hardwood flooring underneath the carpet.

Westchester NY hardwood flooring white plainsMost customers prefer hardwood flooring - it looks nicer, it improves your home's value and it's easier to clean.  And, any realtor will tell you that homes with hardwood floors will sell faster and at a higher price.

What seems to be a pleasant surprise to a lot of people is that it usually costs less to refinish your hardwood floors than to recarpet them.  Refinishing hardwood is often less expensive than most people think and also, you are working with an asset you already have  - hardwood floors.  Contrast that to buying new carpet...where you need to purchase the materials + take care of the labor.  Pending on the quality of the carpet, that price can often be a lot higher, especially with gas prices increasing (carpet is petroleum based).

Hardwood flooring  is usually easier to maintain and less expensive to maintain.  Hardwood can really last for hundreds of years (in fact, I've refinished floors that were made in th 18th and 19th century.  Carpeting is, on average, replaced every 5-7 yrs.  Usually, it's replaced far before the warranty technically runs out...due to all the stains.  Cleaning your carpets annually (professionally) will definitely improve their appearance and help prolong their life.  But, this is an additional expense you don't have with hardwood floors.

In the short-term, adding hardwood floors will cost more than carpet, but in the long term will cost less.  And, if you already have hardwood flooring, it is clearly less expensive to refinish it rather than to replace the carpet.

Tulsa Home Sellers: What you can do to help me sell your vacant Tulsa home for sale

For starters, keep the utilities on in your Tulsa home for sale. Not only is that the polite thing to do, but you agreed to keep your utilities on during the listing period when you signed your listing agreement. We want to keep prospective home buyers INSIDE your home for as long as possible, and therefore we want to keep them cool in the summer and warm in the winter.
Be creative about what furniture you can leave in your vacant Tulsa home for sale
If Buyers have looked at six or more properties, somebody may need to use the restroom, and we'd rather keep them inside your home instead of running off to a convenience store.

I encourage Tulsa home sellers to stage their vacant home for sale, but if that's not in your budget, at least drop off a few chairs and a small table if possible. Be creative - you can find a few things around your house that you can live without temporarily.

It's helpful to have furniture in your vacant Tulsa home for sale for two reasons:

  1. My Tulsa home buyer brought her elderly friend to shop for condos, and this lady needed to rest. We were looking at five vacant condos, so there was nowhere for her friend to sit. I finally picked up a chair in a hallway and carried it with us. Of course I returned it when we were done, but a considerate Tulsa home Seller leaving a chair would have been greatly appreciated that day.
  2. When my Tulsa home buyers do find a home that they like, it is not uncommon for us to get comfortable in the living room furniture to discuss an offer. And, if there is a table available, we might just actually sit down and WRITE an offer.

Tulsa Home Sellers: What you can do to help me sell your vacant Tulsa home for sale

Vacant homes tend to smell . . . well, vacant. Keep air fresheners and candles around. Leave hand sanitizer, toilet tissue and paper hand towels in the bathroom - a trash can also. If it's summer time, leave a few bottles of water with a note saying, "Help yourselves to water!" Leaving a dish of hard candy is a welcome find to Tulsa home buyers in the winter who may have a slight cough.

Although your Tulsa home for sale may be vacant, you can still do a few small things to encourage prospective home buyers to linger longer. The longer a buyer remains in your home, the more likely they will consider a purchase!

I hate to pay for 411 calls - I think they should be provided free by our phone service providers.  I've lived long enough that I can remember the days when all 411 calls were free.  Well I've found those days are here again, thanks to Google and Free411!  You have to love it when there are companies out there who want to serve the public  - and do it free of charge. 

Google has provided us with 1-800-GOOG411 (1-800-466-4411) for all business inquiries and it is free.  Best of all, it is Google and it works great!  Call the number (I have it programmed into my phone and named it "information"), provide the name of the business, city and state and Google will find you the phone number and connect you.  Try it, you will not be dissappointed.  I have saved over $100.00 on 411 calls on my Verizon Wireless bill in the past 3 months alone!  You gotta love it.

For residential calls try 1-800-FREE411 (1-800-373-3411).  It is not as fancy as Google's directory assistance, you'll have to listen to a quick advertisement, but it works and again it's free.  I like free.  I really like free.

Home Prices Drop but Interest Rates Go Up Video - Redding

Seriously Tulsa home buyers - interest rates are not going to be this low again for a long time. In the greater Tulsa area, home prices are not declining much further - particularly not on "move in ready" Tulsa homes for sale. So, unless you're paying cash, now is a good time to buy!
